Summary

To manage high-quality construction projects from concept, planning and design to construction completion within scope and meet budgetary, scheduling and quality requirements. Provides project status updates at predetermined time intervals to all stakeholders.

Essential Functions

  • Provide cost estimates of projects and establish budgets.
  • In conjunction with the architectural department to develop requirements to make working drawings.
  • Review design drawings from tenants outside architects and engineering firms, provide design consultation and value engineering.
  • Provide civil, mechanical, and electrical engineering oversight as required. Send out Requests for Proposal and document the distribution.
  • Qualify vendors and provide coordination thereof.
  • Procure and review bids and award contracts.
  • Schedule all aspects of the projects.
  • Manage construction installation, including site visits, scheduling updates and job meetings.
  • Coordinate activities with local authorities and utilities.
  • Conduct project closeout, including punch list, invoicing and job costing.
  • In conjunction with the leasing department, develop requirements for tenant’s usage of proposed spaces.
  • Oversee build outs performed directly by tenants or contracted by them to outside contractors.
  • In conjunction with the property management department coordinate turnover of new buildings and new tenant spaces. Assist in resolving building maintenance issues regarding existing properties.
  • Perform other duties as required for the successful operation of the construction department.
  • Positively interface with other members of the construction department and staff members of the architectural, leasing, legal, accounting, property management departments.
  • Must maintain positive working relationships with the contractors, vendors, suppliers, engineering consultants, utility companies, municipality officials, tenants, and their contractors.

Knowledge, Skills, and Abilities

  • Bachelor’s degree in civil, electrical, or mechanical engineering or construction management

  • Ability to problem-solve and make decisions.
  • Strong interpersonal skills.
  • Ability to manage crisis situations.
  • Proficiency in Excel and other industry tools
  • Excellent time management and organizational skills to handle diverse projects in various phases of development.

Working Conditions

  • Typically work in a office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Travel outside between buildings in varying outdoor weather conditions. Onsite visits may require climbing ladders, being on roofs and in ceilings, etc.

Physical Demands

  • Regularly required to remain in a stationary position (sit or stand) for approximately 85% of the time; regularly use hands to operate office machinery and regularly required to walk, talk, and hear.
  • Vision and hearing correctable to within normal range to read documents and communicate with contractors, vendors, etc.
  • Valid driver’s license and ability to travel to construction sites on an occasional basis.
  • Ability to pick up and carry up to 25 lbs.

Job Type: Full-time

Pay: $83,609.00 - $90,347.00 per year
